Prior to your trip:
What is the procedure to come to New York?
Each traveler is required to own a biometric passport valid at least 6 months after entering the United States of America. If you are coming for tourism or affair for less than 90 days you are eligible for the “Visa Waiver Program” (from a foreign country like France, Germany, Spain).
You MUST, at least 48 hours before departure, fill an electronic travel authorization called ESTA. Here is the link to apply and get more information: ESTA.

All our apartments come with a wireless Internet access. Linens and a towel per guest are provided when you check-in.

Booking:
When is my booking effective?
For all bookings our agents will make sure that your apartment is available at your dates. Once verified follow the instructions send by e-mail by our agents.
Your reservation is confirmed once we receive the contract signed, the security deposit is paid, and we have your trip details.
I'd like to book but my dates are no longer available
We invite you to look for another rental among our similar offers (displayed top right on each page), or broadening you search to +/- 3 days.
If you then have found no rental you can still call us at 09 77 21 80 15 from Europe (from 3PM to 11PM only) or (347) 300 7600 from US.

Can I book a room for one week?
Not Usually. You can book a bedroom from the 1st of the month to the 14th, and from de 15th to the 31st. For example if you are arriving the 3rd and leaving the 13th, rent from the 1st to 14th will be due.
For specific requests, you can contact us, we will explore all possibilities.
How far in advance should I book?
As soon as possible! Earlier you will book, larger your rental choices will be. Certain periods of the year are more in demand (Thanksgiving, NYC Marathon, summer) and availabilities can change in the hour. Anyway we will always be happy to welcome you in New York city!
How to book?
Booking is made in several steps:
1. Find your rental and send a request online. Our agents will comfirm the availability.
2. Name all guests and send your trip details (airport and landing time, flight number...).
3. Accept the terms / contract received by e-mail.
4. Pay security deposit online.
You rental is booked once these steps are done!
Is there any additionnal fee?
There is no agency fees on any of our apartments. This is direct rental from the owners, there is no intermediary.
Our rates are shown by night on the website. They include New York mandatory taxes.
Cleaning fees of $85 will be charged on each booking, whatever the duration of your stay.
There are occasional fees when you arrive late or leave early:
- If you arrive after 8.30PM: $75 fees
- I you leave before 9AM: $75 fees

Can I cancel a booking?
In case of Act of God (hospitalization,…) or if you cancel at least 21 days before expected date, we will refund you (excluding fees related to deposit payment). Otherwise, we will keep your security deposit.

Your reservation might be cancel 1 month before arrival for full refund (excluding fees related to deposit payment). 15 days before arrival for refund of half of your security deposit. Otherwise, we will keep your security deposit.
Security deposit:
Why is there a $500 security deposit?
The $500 security deposit is mandatory, whatever your stay lasts one night or 30 days. This allows us to confirm and block the apartment for you at your dates. The security deposit also will serve as a guaranty to cover any accident or broken furniture in the apartment during the stay.
Why is there a security deposit?
The security deposit is mandatory, whatever the duration of your stay. The amount is $500 if you book one bedroom, or 1 month rent if you book the entire apartment.
This allows us to confirm and block the apartment for you at your dates. The security deposit also will serve as a guaranty to cover any accident or broken furniture in the apartment during the stay.
The security deposit is not a part of the rent and cannot be used at anytime to pay the rent. The last month rent is due on time.
How do I pay the security deposit?
The deposit has to be paid by Paypal, account transfer or Western Union. We accept cash payment for security deposit only if you reserve 20 days or less before your stay.
What is Paypal ?
Paypal is an online payment method, simple and secured, which eases money transactions through the Internet. It is really fast to create a Paypal account, only 5 minutes required on www.paypal.com. You then have to consult your bank to open an account. There are currently more than 95 million accounts opened in 55 different countries in the world.
Be advised that the security deposit amount will be debited when you will pay.
How do I get my security deposit back?
If the contract has been respected and no damage has occurred in the apartment, your deposit will be given back the same way you paid it (for example if you paid by Paypal it will be given back to you via Paypal). If you paid the security deposit by cash, you will get it back the day you leave the rental, at 11AM.
Please note that as mentioned in your contract, all payment related fees stay at your charge.
At arrival:
What to do when my plane has landed?
You have to call Max at (347) 300 7600 to announce your arrival, as soon as you leave the airport (after immigration, and collecting your luggage). We will wait you at the apartment.
Our agent will give you the keys. You will then have to pay by cash the entire rent amount, as specified in your contract, and eventually occasional fees (late check-in). If the security deposit has not been paid online, you will have to pay it the same way.
Be advised that if you don’t pay, we could cancel your booking or charge you with $100 additional fees.
What to do when my plane has landed?
You have to call Max at (347) 300 7600 to announce your arrival, as soon as you leave the airport (after immigration, and collecting your luggage).
If your arrival is between 1 and 5PM you have to get your keys at our agency. If your arrival is after 5PM we will welcome you at the apartment. See : Is there any additionnal fee?
Our agent will give you the keys. You will then have to pay by cash 1 month rent, as specified in your contract, and eventually occasional fees (late check-in). If the security deposit has not been paid online, you will have to pay it the same way.
Be advised that if you don’t pay, we could cancel your booking or charge you with $100 additional fees.
Check-in / out dates
Right now we only offer 2 move in dates: the 1st and the 15th of each month.
The same principle applies to the move out date: your contract will end either the 14th or the last day of the month (30th or 31th ...).
For example if your arrival in New York is schedule the 7th you have 2 options:
- Rent the bedroom from the 1st of the month and pay the rent from the 1st to the 7th even if you do not occupy the room,
- You might prefer to rent from the 15th and find another accommodation from the seven til your contract starts the 15th.

What kind of documents to bring?
You have to bring one copy of the contract signed, and your passport.
During you stay:
How to pay my rent?
The rent should be paid every month. Depending on your contract, either the 1st or the 15th of each month at our office in Brooklyn: 1613 11th avenue Brooklyn NY 11215.
If the rent is not paid in the 5 days when due, we will charge you a fee of $75 dollars + $5 per days for late payment.
Can I share my bedroom with a friend?
The rooms are usually rented for one person or sometime to a couple for the entire length of your stay. We do not accept at the moment visiting guests that will stay for a week, 10 days or any other part of our stay.
We reserve the right to terminate your contract immediately if any unannounced guests are staying with you: you will have to leave the apartment immediately and we will keep your security deposit.
Community rules
1. Who are my roommates?
You roommates will be most likely students or interns from all around the world since we advertise our rooms mostly with schools and companies hiring interns. They usually stay between 1 to 6 months or up to 1 year.

3. Cleaning
Everyone is responsible for cleaning the apartment. Cleaning of the shared space should be done every week and respect the schedule of cleaning assign to the apartment. Failure to do so would force management to hire a cleaning lady that will be paid by all roommates in the apartment.
The apartment might be shown for potential roommates at all time. If the apartment is not in order at time of showing, cleaning lady will be assign automatically: the cost $200 would be share by all roommates.

4. Noise and private parties
It is essential to respect your neighbors and roommates. Please take your personal phone calls in your private space, keep music level low in your private space, do not run or move furniture in the apartment. Do not talk loud in the stairs of the building or in front of the building or in the apartment.
No parties are allowed in any of our apartments.
After 10pm, noise level should be kept as low as possible to allow other roommates to relax.
5. Share Spaces
Your room is your personal space but the shared space should be accessible to all roommates at all time. One roommate shouldn’t spread or leave personal stuffs and monopolize the communal spaces not allowing or refraining other roommates from using the space.
Furnitures musn't be moved in the apartment.
Kitchen:
Make sure to do the cooking dishes right after cooking and before eating and clean your plates, etc ... right after eating your meal to allow other roommates to use the stove and cooking area. The top of the stove should also be clean after cooking all meal.
Bathroom:
The bathroom access is limited to 15 minutes per roommate in the morning. Please restrain for example enjoying a bath, putting make up on and just taking personal phone calls in the bathroom especially when everyone needs to get ready to go to work or to school.
Living room:
Please do not monopolize the space and spread your personal stuffs, not allowing or refraining other guests from using the shared space.
All these rules are part of the contract.

When leaving:
Beedrom cleaning
As we give you the room ready to move in, it is your responsibility to prepare the room for the next person. The sheet must be cleaned, the floor broomed and moped, the fridge emptied of your food, and any personal effects must be removed completely from the room.
There is a $85 cleaning fee for any guests that will not clean the room before departure.
Return of the keys and security deposit
You must leave on the table all key sets given during check-in. Otherwise we will keep your security deposit.
